Historic Properties Redevelopment Programs (HPRP)

Overview: The 1772 Foundation, in partnership with the National Preservation Partners Network (NPPN), funds Historic Property Redevelopment Programs (HPRPs), also known as revolving funds. These are proactive programs that use real estate strategies to preserve historic buildings.

  • Purchase/resale, rehabilitation, easements, options, tax credits, loans, grants, and other innovative real estate strategies

  • Eligibility:

  • Nonprofit organizations engaged in or seeking to engage in historic property redevelopment

  • Must have 501(c)(3) IRS designation

  • Membership in NPPN required for organizations receiving funding to access HPRP technical assistance resources
  • Favored Characteristics:

  • Applicants with strong local funding partner(s) will be most favorably considered
  • Award Amounts:

  • Typical HPRP grants: $50,000 - $75,000

  • Feasibility study grants: $10,000 - $20,000

    Application Process

    Stage 1: Letter of Inquiry (LOI)

    1. Submit a one-page Letter of Inquiry to:

    2. LOI Deadline: September 19, 2025

    3. Required LOI Content:
    - Name and address of the organization
    - Name and email address of the contact person
    - Brief overview of the organization's current or proposed Historic Property Redevelopment Program
    - If applying for feasibility study funding: brief summary of why the organization is seeking to establish an HPRP
    - Amount of grant funding to be requested if invited to apply
    - Brief summary of how the organization plans to use HPRP grant funding for its program
    - Information on any matching funds (current or planned), including names of local funding partners already identified

    4. Selection Note: Not all Letters of Inquiry will result in an invitation to submit a full HPRP grant application.

    Stage 2: Full Application

    1. Invitation Date: September 26, 2025 (for selected organizations)

    2. Full Application Deadline: November 21, 2025

    3. Notification of Decision: February 9-13, 2026
