Charlesbank Homes Foundation Grant

The Charlesbank Homes Foundation Grant provides financial support for new construction, rehabilitation, and major repairs of affordable housing in Massachusetts. Grants range from $25,000 to $100,000, targeting low to moderate-income families. Applicants must be 501(c)(3) organizations and submit a complete request with necessary documentation. The foundation favors projects under $10 million in total development costs and requires a capital plan for maintenance requests. Please allow three to six months for application processing.

NOTE: Applicants should factor in three to six months for Charlesbank Homes to process applications given the volume of requests as well as the diligence of trustees required. Applications are reviewed on a rolling basis.
We fund new construction, rehabilitation as well as major repairs and renovations. Grants range from $25,000 to $50,000, to construct or preserve affordable housing for individuals and families of low or moderate income.

Eligibility

Your organization must:Be located in MassachusettsBe exempt from federal income tax under Section 501 (c)(3) of the Internal Revenue CodeConstruct or maintain housing for individuals and/or families of low or moderate incomeIf the request is for maintenance or repairs, provide a capital plan or capital needs assessment for the propertyGrant requests must be:For a Massachusetts project that increases or maintains housing for individuals and families of low or moderate incomeFor construction or repairs and maintenance beyond the property’s standard capital reservesComplete - including all requested documentationTapping multiple sources of fundingFor repairs or maintenance, grants are limited to $50,000 For new residences, grants are limited to $100,000 for production of 3 or more units, $50,000 otherwise.
