Overview

The Lending Lab: Financial Solutions Built on Real-Time Intelligence

Status: Active loan program; evolved from pioneering Microschool Loan Program

Geographic Scope: National (United States)

Focus Areas: Flexible capital solutions for microschools and small schools (up to 100 students) at every stage of development

Background: Building Hope's Lending Lab builds on the pioneering Microschool Loan Program, launched with support from Stand Together Trust and the Beth and Ravenel Curry Foundation. The program provides flexible capital solutions designed around the specific challenges founders face in running small schools.

Target Audience:

  • Microschool founders securing their first facility

  • Established operators expanding to new sites

  • Small, innovative schools unable to access traditional financing
  • Loan Products Offered

    #### 1. Lines of Credit

  • Purpose: Flexible working capital that grows with your school

  • Use: Seasonal cash flow gaps, unexpected expenses, or growth opportunities

  • Structure: Draw what you need; only pay interest on what you use

  • Ideal For: Established schools with predictable revenue patterns or new schools managing the summer cash crunch
  • #### 2. ESA Bridge Loans

  • Purpose: Cover gaps between when families enroll and when ESA (Education Savings Account) funds arrive

  • Use: Address timing mismatch between family enrollment and ESA payment arrival

  • Benefit: Prevents cash flow timing from limiting enrollment capacity
  • #### 3. Minor Tenant Improvement (TI) Loans

  • Amount: Up to $50,000

  • Purpose: Fund minor buildouts, renovations, and facility improvements

  • Use: Turn raw commercial space into learning environments

  • Benefit: Avoid depleting operating reserves

  • Eligibility: Landlords must not cover improvements
  • #### 4. Partial Lease Guarantees

  • Purpose: Reduce landlord risk for early-stage schools without extensive credit history

  • Use: Help schools secure needed space to launch or expand

  • Benefit: Overcome hesitation from landlords unfamiliar with early-stage schools
    • Strategic Approach: Building Smarter Underwriting

Building Hope uses payback behaviors and school outcomes from Lending Lab loans to:
    • Develop proprietary understanding of financial health in small schools
    • Create data-informed underwriting practices
    • Develop tools to help serve more founders faster with better-fit products
    • Share learnings with other lenders to unlock catalytic capital
